The Bayern Story
David’s family has been investing in real estate since the early 80’s. Yet, years ago, his mother was managing a family investment—an office building that was not performing well. Actually, it was operating at a net loss of almost $150,000 a year after debt service.
Even though she engaged professional property management and leasing brokers, they lacked a collaborative investment management strategy. She then engaged a real estate investment consultant who recommended foreclosure to immediately stop eroding her life savings.
But his mother wasn’t ready to give up, so she asked David to take over management of the leasing company and property management. Within 18 months, we created an exceptional turnaround from net -$149,000 to +$20,000. The change in financial performance adjusted the sale value of the property from $1.9M to $3.1M.
For years this investment had been bleeding David’s parents dry, draining their retirement savings, and causing a lot of undue stress. Yet, after just 18 months of Bayern’s investment management, we turned it around for over a million-dollar profit.
David knew then that his mother wasn’t alone. Many investors buy commercial real estate for the awesome potential, especially the ability to build generational wealth. Yet so many miss out on income, overpay expenses, lack strategic planning, and leave themselves open to huge risks they are simply unaware of. Paying brokers, leasing agents, and property managers seems to cover the bases, but this leaves a lot of untapped net income potential.
In 2014, David founded Bayern to offer real estate investors a better option. We strive to maximize investors’ income and mitigate risk through financial results that far exceed the cost of our services. Our unique value add fee model is based on results, so when you win we win.

Leadership
Principal
David Loelkes
Growing up, David witnessed how real estate investments can support the financial goals and wellbeing of families and individuals. As an adult, he became a real estate investment professional. Early on, he noticed the real estate eco system was designed to help investors succeed, but only at minimal levels. To maximize income from real estate investments, an investor needs a cohesive strategy that brings all their real estate professionals together.
Believing that every real estate investor deserved to have their investments perform at their full potential, David left a real estate giant and built Bayern.
Today, David is passionate about using his two decades of experience to help investors increase income and protect their investments (and legacy). He loves his work and treats each of his clients’ investments as though they belong to his own family.
David diligently pursues personal and professional development so he can bring a better version of himself to his clients, team, and family every day. He lives a beautifully abundant, fulfilling, and robust life putting his family first and doing work he loves. He believes everyone should get to experience that!
